Home Sellers: Should You Replace Your HVAC System?

Today’s home buyers are savvy shoppers, with a list of features they want to find in the home they ultimately decide to purchase. Because of this, home owners who want to sell, often have to make careful decisions about any upgrades and renovations that may need to be done. Since buyers are sure to want a home with a reliable heating and cooling system, there are several good reasons why a seller should opt to upgrade their HVAC system when preparing their home for the market.

Buyers Worry About Reliability

One of the first reasons why home owners who plan to sell their home should consider replacing an outdated HVAC system is because buyers will worry that older systems will leave them without heat during a cold winter night. Systems that are 16 or more years old may have little life expectancy left. Even some newer furnaces and air-conditioning systems may not be repairable, if their parts or components are no longer being manufactured.

Buyers Worry about Rising Utility Bills

Another reason for sellers to consider replacing their HVAC system before putting their home on the market is to gain efficiency that will translate into lower heating and cooling bills. Home buyers want to purchase homes with affordable utility bills, especially in climates that are very hot in summer or very cold in winter, and a getting an energy audit is a great way to see where improvements can be made. Sellers who choose to install a new system can offer buyers the enticement of an HVAC system with a 95% or higher efficiency rating that will save them a significant amount of money on their monthly utility bills.

Buyers Want Connectivity

Millennials make up a large segment of today’s active home buyers and they love technology, even in their HVAC systems. In fact, more than half of all millennials surveyed want smart technology in their homes that will make them more comfortable, safer, and more secure. Sellers who choose to upgrade to a new HVAC system can choose one controlled with a smart thermostat capable of being adjusted through an app for a smart phone, tablet, or PC.

Buyers Want a Low-Maintenance Lifestyle

Another good reason for sellers to consider replacing their current furnace and air conditioning system with a new one is to offer buyers the low-maintenance lifestyle they want. Both millennial and aging baby boomer buyers are looking for homes that offer them years of freedom from worry about HVAC repair bills or other excessive maintenance needs. For these buyers, the home with a new heating and air conditioning system is going to be much more appealing than a home with a older system in questionable condition.

Replacing the HVAC System May Be Beneficial for Sellers, Too

In addition to all the reasons why replacing an HVAC system may be an excellent way to attract and keep more buyer attention, doing so may also be beneficial for sellers. Rebates for a portion of the purchase and installation cost may be available for homeowners who install a new HVAC system in their home. In addition to rebates offered through government agencies, utilities and manufacturers may also offer some type of rebate for this type of upgrade.

Before making a final decision on whether or not to upgrade your current HVAC system before putting your home on the market, sellers should have their current system evaluated by a reputable HVAC professional. This will give sellers good information about the current condition of their system, along with the expected lifespan of the components, so homeowners can make the best possible decision for their situation.
