This fall, though you may want to avoid them, make sure you get at least these three Home maintenance tasks complete, or you could end up paying for it later.

New Air Filters

Changing your air filter is a small maintenance task, but it still gets delayed or forgotten by many Northern California home owners. You should clean (if you have washable filters) or change your home’s air filters about every 30-60 days, or when they are visibly dirty.

How you’ll pay by putting it off: While a dirty air filter may not seem like a big deal, it can actually cost you money in several ways.

  • Decreased efficiency – A dirty air filter restricts airflow to your heating and cooling system, making your furnace work harder this winter and increasing its operating costs.
  • More repairs – As mentioned above, dirty filters restrict airflow. This restriction places increased stress on the internal parts of your furnace, which can result in more repairs.
  • New furnace – Another result of the increased stress a dirty air filter places on your furnace is a shortened lifespan. Studies have shown that furnaces with regularly replaced air filters last much longer.

Furnace Tune-Ups

Another fall home maintenance task that often goes ignored or neglected is the annual furnace tune-up. While many homeowners may see these regular tune-ups as unnecessary, disregarding them may cost you.

How you’ll pay by putting it off: The cost is the number one reason most homeowners ignore annual furnace tune-ups. However, the small up-front price of a tune-up is nothing when compared to the problems that can result of neglecting the maintenance.

  • Poor operation – Without regular maintenance you will probably notice that your furnace doesn’t heat as well as the years go by. Dirt and debris accumulate on the inside of your furnace, hurting its performance.
  • Voided warranty – Even if your furnace is under the manufacturer’s warranty, you should get regular maintenance. In fact, your warranty’s terms probably require it. Without tune-ups you could unintentionally void your warranty.
  • Increased costs – Furnaces without regular maintenance tend to cost more to operate both in terms of running less efficiently and needing more repairs.

Home Repairs

The fall is also a great time to get some repairs done on the exterior of your home. Re-seal around windows and doors, touch up paint, clean your gutters and inspect your roof.

How you’ll pay by putting it off: Neglecting these small tasks now may not seem like a big deal, but they can potentially cause hundreds of dollars in damage.

  • Water damage – Clearing your gutters, inspecting your roof and sealing your windows and doors will keep the winter rain and snow outside your home, where it belongs.
  • Decreased energy efficiency – Sealing your home reduces your energy consumption by helping you keep more of your heated air inside.
